A Turnover Is A Spec Sheet With A Clock On It.

Jeff Coe Park City Changeovers is not a general house cleaning route. The work is built for rental homes that need the same-day transition between checkout luggage, ski socks, damp towels, and a guest who opens the door expecting the house to feel settled.

Standard Changeover Checklist

The Paid Turnover Covers The Guest-Ready Path.

Entry

  • Key or lockbox access confirmed before work begins.
  • Heat and obvious appliance function checked.
  • Trash pulled from guest areas and staged for property instructions.
  • Visible guest damage found during cleaning is photographed before reset.

Bedrooms

  • Used beds stripped and remade to the property bed build.
  • Pillow count matched to the owner sheet.
  • Lamps, nightstands, remotes, and visible under-bed edges checked.
  • Closet floor scanned for left-behind gear.

Bathrooms

  • Sinks, mirrors, counters, tubs, showers, and toilets cleaned.
  • Towels reset by room count.
  • Guest supplies counted or restocked when provided.
  • Hair and water spots checked under bright vanity light.

Closeout

  • Final walk from entry to far rooms.
  • Lights set to arrival condition if specified.
  • Doors and windows checked.
  • Lock confirmation and owner note sent when requested.

Linen, Towels, And Bed Build Specification

White Stacks Stay White Because The Dirty Jobs Get Their Own Towels.

Owner-owned linens are handled at $18 per bed set and $7 per towel bundle. Off-site commercial laundry costs are billed at receipt plus 12 percent handling. Beds are rebuilt to the property sheet, not to a crew member's memory.

Field Note: Jeff asks owners to keep a spare dark towel stack for fireplace glass, boot bench slush, and hot tub feet. It saves the bath towels from becoming shop rags by February.

Arrival Check And Restock

A $75 Check For Owners Who Need Eyes In The House, Not A Full Crew.

The owner arrival check is $75 inside Park City limits. It includes heat, lights, appliance check, trash pull, and photographed supply count. Jobs under two labor hours are billed as arrival checks rather than full changeovers.

It is often the right fit before an owner weekend, between quiet shoulder-season stays, or after a storm when the question is simple: is the house ready to be walked into tonight?

Damage Documentation Protocol

Visible Trouble Gets Photographed Before The Evidence Is Cleaned Away.

Guest damage documentation is included when visible during cleaning. Time-stamped photographs are delivered by email before the next arrival. The protocol is practical, not forensic: broken glass, stained bedding, damaged furniture, obvious missing items, or a condition that affects the arriving guest.

Excluded Work

The Boundary Protects The Arrival Window.

Active party cleanups while guests are still in the home.
Biohazard, sewage, mold remediation, pest infestation, or unattended animal waste jobs.
Snow removal from roofs, steep decks, driveways, or exterior stairs beyond a small entry threshold.
Hot tub chemical balancing, draining, or mechanical repair.
Unlicensed plumbing, electrical, appliance, HVAC, or fireplace repair.
Hoarding cleanouts, eviction cleanouts, or construction debris removal.
Same-day winter turnovers outside the 18-mile maximum service boundary.
